Timing is everything in real estate and with that being said, now is the time you want to start the ball rolling if you are thinking of putting your home on the market for this season. Generally speaking it takes 3-4 weeks to get a property ready for the market if done properly. Sellers often do not realize that it is a process that takes time. From the moment the decision is reached to sell the wheels are set in motion and choices need to be made. First you will choose a real estate agency that will best represent your home. Once you have chosen Gulf Coast International Properties a realtor must be selected, a contract signed, and the keys are handed over. Your realtor will then begin to run down the list of things that need to be done before the property is introduced to the market. Some of these items may take time for example meeting with the home owner to discuss preparing the home for showings which in turn involves; making a list of items that need repair or replacement in order to be proactive in anticipation of a home inspection, dressing up the home with newly planted seasonal flowers and mulch, the removal of "distractions" like personal photos, valuables, and clutter. The realtor will order a photographer once the home is set and staged and coordinate a time when the sun is perfect. A sign will need to be ordered and sometimes made to the exact specifications of the community. When the photos come back the marketing begins with the production of brochures and print adds, floor plans need to be drawn, and measurements taken. The realtor will be familiarizing themselves with your home including what features to point out, times of day to best show the home, and getting to a comfortable level for fielding questions from buyers. Once you have the information and materials in order the "new listing" mailers will be sent introducing the property to select neighborhoods and a broker open house to introduce the listing to other realtors (It's hard to sell a home you have never seen). All of this preparation takes time to do it properly and first impressions are priceless so make it count.
