The Moorings/ Park Shore/ Coquina Sands single family market is very diverse in offering a variety of architectural styles and different characters of neighborhood.This area is composed of waterfront homes offering direct access to the Gulf of Mexico, homes with golf course views, and many off water homes only a short distance to the white sandy beaches of Naples. Price ranges vary with the differential from high to low is several million dollars. It is not uncommon to have a $750k home across the street from a $5m home. A majority of the homes in these neighborhoods were developed in the early to mid 1970's. Most lot sizes tend to be a bit over a third of an acre.This is a vague outline of what is trending in these neighborhoods. In the second half of 2012 there have been 44 homes that have closed thru the Multiple Listing System. The high sales price is $2.575m, a low of $330k, and a median of right around $900k. About 25% of the sales were newer construction. There are currently 20 pending single family sales with a high list price of $3.375m, a low of $300k, and a median of $700k. About 20% of these pending sales are newer homes. Currently there are 92 active homes on the market with a high list price of $5.7m, a low of $495k, and a median of $1.75m.
