WHAT WILL YOUR NAPLES RENOVATION REALLY COST?
When planning a renovation, or home replacement, most homeowners budget for the cost of construction, but neglect to take into account some of the additional fees charged by the County. I'm talking specifically about Impact Fees which are related to city spending for things such as Roads, Schools, Parks, Law Enforcement, etc. This charge is a one-time fee, implemented at the time of permitting to whoever is applying for the Building/Renovation Permit. Based on square footage, if your home increases in size, it's a good bet that your Impact Fees will land you in a higher bracket, creating an additional, and sometimes unexpected expense.
For instance, lets say your original home has less than 1,500 sq. ft of living area, but that extra bedroom you added increases your square footage to 1,700 square feet.
Now your Impact Fees will be based on the rate in the 1,500 to 2,499 sq. ft. bracket. In dollars and cents, this translates to an additional charge of $4,444.64.
If your original home was less than 1,500 sq. ft., and is being upgraded to over 2,500 sq. ft. of living area, this could result in a fee of $7,183.97.
A home between 1,500 to 2,499 sq. ft. changing to 2,500 sq. ft. or higher will be charged $2,739.33.
None of these Impact Fees include fire, which is an additional charge per square foot, which varies depending on the fire district.
