Currently, there are only four speculative New Construction homes on the market here. Three of the four have very short water frontage averaging 52 feet and lots equal to or less than 0.33 acres. The Moorings new construction property, 200 Spring Line Dr., being offered at $5,795,000 has the greatest water frontage of the four with 164 ft., a lot size of 0.44 acres, and the lowest price per square foot at $1,080. (Expected completion of 200 Spring Line Dr. is the end of October 2015. Price will be raised soon, closer to completion.)
In 2014, 14 waterfront properties sold at lot value in Park Shore and the Moorings, ranging in price from $1,545,000 to $2,750,000. Again, variations in price are typically due to location and water frontage. For example, you may be able to get a waterfront lot along the busy road of Crayton Rd. for a lower price, but the small group of homes around Moorings Bay which have ideal no-bridge Gulf access always demand a higher price.
In 2015, there have been no waterfront properties that have sold at lot value according to the Naples Area Board of Realtors MLS. There is currently only one such property actively listed. As demand for waterfront lots in these neighborhoods remains high, and inventory in this category is extremely low, now is a good time for owners that have been thinking about putting their home on the market to do so!
