Vanderbilt beach is now bringing a new level of luxury to the north end of Naples. Once regarded as mostly older smaller buildings and not much ativity around. That is changing. Mercato has created a vibrant "Uptown" arena for shops and happening restaurants. Since the beachfront market is smaller physically in this area, the laws of supply and demand have taken effect.
There are currently 35 active listings on Vanderbilt beach with Gulf front views on the beach. YTD in 2013 there are currently 44 sales pending and closed. This works out to only about a 7 month inventory of properties for sale. Extremely healthy stats in any market.
There are two new "Flagship" ultra-luxury condo buildings crowning this area. One is Moraya Bay comprised of residences in excess of 4,000 sq ft of living area.
