The Waterfront Alternative in Downtown Naples, Florida

In a thriving market like the one that currently exists in Naples buyers often have to think "outside the box" in order to get what they want. With low inventory in the waterfront markets of Port Royal, Aqualane Shores, Old Naples, and The Moorings buyers may not be able to obtain the type of home they want and have waterfront "Gulf of Mexico" access while staying within their budget. I nice alternative with many opportunities is to buy a home, villa, and condominium on a "dry" lot and take advantage of the many dock/boat house/boat club storage sites. Although you loose the convenience of having your water toys in your back yard you will have a opportunity to get a larger/newer/better located home for less of a price. Currently in Old Naples there are over 40 boat storage options on the MLS ranging in price from $38,500 which will get you a at the Naples Boat Club Boathouse with ammenities including a pool and clubhouse to $770,000 which gets you a large wet slip (125 x 24.8) Live Aboards allowed! Cable TV, metered electric, WiFi, laundry facilities, restrooms/showers and ice machine. Walking distance to Fifth Avenue shops and restaurants! At the moment Port Royal has two slips offered for sale on Cove Lane. These are covered boat garages located at the end of Gordon Drive and they start at just below $500,000. In the Moorings/Park Shore area there are 12 slips on the market at the moment ranging from $30,000 to $63,000 with most of these dock having a deed restriction that you must live in the Moorings/Park Shore neighborhoods in order to qualify as a buyer.

Another alternative would be to buy a waterfront condominium that comes with a boat slip. You can then rent out the condo while utilizing the slip for your own convenience. In Old Naples there are a few condos on the bay that would provide you with this opportunity. Marina Manor at the end of 10th Street has 4 units available with boat slips ranging from $289,000 to $495,000. In Aqualane Shores there is a small group of condominiums called Aqua Manor that sits 3 blocks from the beach and offer with each unit a boat slip. On the higher end are Villas called Old Naples Seaport that were built in 2004 and offer around 3400 sqft under air with some of the units being offered with a boat dock.

As you can see there are alternatives to life on the water. For those who have fallen in love with Naples and have yet discovered the wonders of boating in our tropical paradise, when you go out on the water you will rediscover in a whole new light just how amazing this town is. It just takes one afternoon on a calm trip to Keewaydin Island with Dolphins jumping in your wake and the warm breeze in your hair!
