The Naples real estate market is a few weeks from being in full swing. People are coming down early this year as our streets are bustling and restaurants are filled with holiday cheer. The weather is helping with freezing temperatures and snow hitting the north early this year while Naples basks in the Florida sun.
Realtors are coming into January with a low inventory in almost every downtown neighborhood; Port Royal has 54 homes for sale, Aqualane Shores offers 24 homes, and Old Naples with 68. With this limit of choice buyers will begin to scour the avenues for the "new sign in the yard" or an occasional "for sale by owner". Realtors with knowledge of inventory not yet offered to the general public through the multiple listing system also known as a pocket listing will become a valued source of information. Often times in a high end market such as ours sellers do not want to deal with the indecisive buyer who is just wanting to see whats out there in between days of going to the beach or a round of golf at Grey Oaks. Sellers have many reasons for not wanting to publicly list their homes but this does not mean they are not serious about selling.
