The Many Personalities of Naples' Beachfront Condos

Naples, FL offers a vast variety of beachfront condominium buildings that run along the Gulf of Mexico from the northern tip of Olde Naples just past the iconic Naples Beach Hotel & Golf Club to the southern edge of the Delnor-Wiggins State Park. Within this 8 mile stretch of gorgeous coastline and mangroves are 6 distinct neighborhoods, each having their own beachfront personality.

Beachfront, from South to North:

  1. South of Doctor's Pass" - from Naples Beach Hotel along Gulf Shore Boulevard North to Mooring Line Dr. This area encompasses the neighborhoods of Coquina Sands and Moorings and offers very close proximity to historic Olde Naples, and a low density, casual beach atmosphere. The highest buildings here are 9 floors, and inventory is typically extremely limited. In this area, the amenities of the buildings are not the focus, but instead the location and friendliness of the area.

  2. Moorings neighborhood - along Gulf Shore Boulevard N. and north of Doctor's Pass runs a section of typically low- to mid-rise buildings, with the highest floor being 9th again. This area has a definite increase in density as compared to "South of Doctor's Pass", but still offers a casual Old Florida feel. Prices for beachfront buildings run from $375,000 to $3,895,000 with an average of $1,112,000.

  3. Park Shore Neighborhood - This is the newest section of condomiuium buildings along Gulf Shore Boulevard N., featuring 25 towering modern high-rise buildings and over 2200 residences. The well-sculpted site plan incorporates five beachfront parks among the buildings and a wide walkway that meanders between the buildings and beachfront. Many of these newer buildings offer resort-like amenities. Prices for these condos currently range from $485,000 to $11,000,000, with an average of $1,718,000.

  4. Naples Cay - Just north of the end of Gulf Shore Boulevard N. is the gated enclave of Naples Cay which offers a mix of high-rises, mid-rises and villas with a casual atmosphere. Some of the buildings here have very flexible rental policies which allow weekly rentals. Current prices run from $900,000 to $4,250,000, with an average of $1,390,000.

  5. Bay Colony in Pelican Bay - While the majority of Pelican Bay condos are not truly beachfront, but rather require a short ride or stroll along the boardwalk through the mangroves, the extremely exclusive gated community of Bay Colony offers 6 beachfront high-rises. These private buildings were built in the 1990s and residences range from $1,200,000 to $10,000,000, with an average price of $3,375,000.

  6. Vanderbilt Beach - Vanderbilt Beach is a very popular beach for tourists and locals alike, and offers the Ritz-Carlton Beach Resort, Turtle Club Restaurant, and La Playa Beach Resort among the mid- to high-rise buildings along Gulf Shore Dr, creating a nice mix of residential and commericial. Naples' newest and most amenity-rich luxury high-rise, Moraya Bay, is found at the northern tip of Vanderbilt Beach. Gulf Coast International Properties was the listing broker in the most recent sale at Moraya Bay, which closed at $5,900,000.
