Pine Ridge is a premier Naples location for residents who enjoy rural type living while being right in the center of town. Pine Ridge offers lot sizes from 1 acre up to 6 acres and is located east of US41 and west of Goodlette Frank and south of Vanderbilt Beach Rd and north of Pine Ridge Rd. The school district is A rated. You are only a short drive to the beach, directly across from Artis Naples and Waterside Shops and .5 mile from Mercato.
The Pine Ridge Marketplace Update looks like this as of April 19th, 2015 according to our NABOR MLS. I'm going to compare the current market with pricing from a prior blog posted in August of 2014.
There are now 38 single family homes for sale on MLS priced between $775,000 and $5,500,000.
In August of 2014 There were 28 single family homes for sale on the MLS priced between $650,000 and $6,499,000.
Currently there are:
- 7 homes for sale under $1,000,000
- 24 homes priced between $1,000,000 and $3,000,000
- 7 homes are listed above $3,000,000 highlighted by 185 Tupelo (one of the largest homes in Collier County)
In August of 2014 the market looked like this:
- 12 homes are listed under $1,000,000
- 7 homes are listed between $1,000,000 and $2,000,000
- 2 homes are listed above $3,000,000 highlighted by 110 Ridge Drive listed at $6,499,000
There are currently 7 homes under contract. 3 under $800,000 2 in the $800's and 2 over $2,000,000.
In August of 2014 there 4 homes under contract ranging from $628,000 to $1.325,000.
Over the past 365 days there has been 35 closed sales. 23 of those sales were under one million dollars and 12 over one million dollars.
In August of 2014 Over the past 365 days there were 31 closed sales ranging from $407,000 to $4,275,000. 21 of those sales has been in the $2,000,000 level and lower.
With a current inventory of 38 single family homes for sale, 35 closings going back a year and 7 homes under contract there is slightly less than one years inventory in Pine Ridge. This supports a healthy and balanced market in Pine Ridge between Buyers and Sellers.
In August 2014 closed sale market looked like this: Assuming the 4 pending sales close there is almost exactly 1 years worth of inventory in Pine Ridge. In real estate we consider a 1 year inventory a balanced marketplace for buyers and sellers.
Its pretty neat to see a parallel market even though its clear sales prices have gone up. Pine Ridge is and always will be a sought after community. If you had read my blog in August of 2014 and were thinking of buying in Pine Ridge it was clear my message was now is the time. Even though you will spend a bit more in Pine Ridge now is still a great time to buy.
