Olde Naples Sales and Pending Sales (Past 30 Days)

Olde Naples is often considered the epicenter of Naples, Florida. The downtown is a very exciting neighborhood that includes several miles of white sand beaches, access to the Gulf of Mexico, Naples Bay, and the historic shopping and dining districts of 3rd Street South and 5th Avenue South, Crayton Cove and the City Dock, Naples Pier, Sugden Theatre, several parks, and many activities throughout the years. It is no surprise that in a hot market such as the one we are in the midst of Olde Naples is booming. Sales have been robust through October with record setting sales (produced by Gulf Coast International Properties).
 
During the past 30 days Olde Naples has seen 33 pending and closed sales ranging in price from below $200k to over $17m. The sale last week of 17 7th Avenue South (a Mizner-inspired beach estate) for $17.6m was a record for Olde Naples. While new construction homes are seeing the $1,000 per sq. ft. as a market norm newly built villas are selling for closer to $900 per square foot. The condominium market below $1m has procured the highest volume of sales for October with 15 pending/closed sales.
