As I had predicted in a blog writen earlier this year, the villa market in Old Naples has started to see it's day. Over the past 12-18 months the single-family home market in Old Naples really started to catch fire and stayed strong through this summer causing prices of lots and new construction to increase in value. The market in Old Naples is still strong with high demand and low inventory leading into our busy season. Buyers who have a set amount of square footage in mind are finding that the spread between single-family and villa product is becoming to great to ignore. Currenty the availability of newer villas and larger condominiums in Old Naples is becoming slim but there are still a few good options available. There are also many new projects coming on line and some are selling prior to completion such as Mustique on 4th Avenue South and the New villas Jumbi Bay on 9th Ave South (Similar to the very successful project done last year on 6th Street.). Several new villa projects coming on close to 5th Avenue South and only 4 blocks to the beach for under 1000 per sqft.
There are many options when it comes to choosing a villa in Old Naples aside from location. Some are multi level, all on one floor living, some have boat docks, two car garages, you also have options of private or community pools. A lot of these villas have the benifit of the common expensis such as landscaping and maintinence being taken care of through the association offerng many part time residents piece of mind when they are not in town.
