There are still some great opportunities on the market for condominiums in Old Naples despite a continually hot market and little inventory replenishing the sales. Entry-level is still below $300k for older 1960's/1970's units offering around 1000 sqft under air. These same-styled units continue into the $400k-$500k range depending upon location, amenities, and upgrades. Above $500k you will have a nice increase in square footage ranging from 1200-1600 sqft under air and better amenities such as a boat dock as well as closer proximity to the beach. This price range also offers a better chance for rentals through the season. Currently, we have a large gap in the market with no units priced between $600k-$700k offering a great chance if you own one of these condominiums to offer your unit for sale. The price range between $700k and $1m the age and quality of what is offered increases dramatically with some units having been built in the late 1990's early 2000's boasting high ceilings, large pools, and in some cases, you can get 3 bedrooms. Above $1m the market really starts to open up with offerings having over 2500 sq ft and much newer construction. Most multi-family being built over the past few years has been competitive with single-family style living offering over 3000 sqft, 2 car garages, private pools, and tend to be more of a villa-style residence. These types of units are being offered for the $2m-$3m price range.
