Over the weekend several new single-family listings came on the market in Old Naples. These homes are listed in the range of $1.2mm to $1.45mm and are vintage Old Naples properties built in the late 1950's to the early 1970's. At this price range they are the bottom of the market for single-family homes and are priced just slightly above lot value. These homes are liveable, rentable, and a great chance to get your foot in the Old Naples market. With the way new construction has been selling and being priced for spec homes currently being built we will see lot values continue to increase in price during 2014 and many are predicting double digit appreciation for the year ahead. Sitting as close as 3 blocks to the white sandy beaches of the Gulf of Mexico you are a short walk from everything downtown. These homes are priced in the same range as mid level villas with the same square footage without the overhead of fees and condo restrictions and the freedom to utilize the property to your likeing. The pace of appreciation for dirt in Old Naples is far surpassing the increase in construction costs. Many developers are trying to maximize the square footage they can get on lots when building a spec home and in a lot of cases this does not leave much green space for a yard. Not everyone wants or needs 4000+ square feet. Developing your own piece of land allows you to control the size of your home while being able to set a budget for construction.
