Market Report for Coquina Sands/The Moorings/Park Shore - by Adam Carriero

The past few weeks has been very active for the single-family market in the neighborhoods of Coquina Sands, The Moorings, and Park Shore both on and off water. During this time there have been six closed sales with two of these properties being waterfront (one waterfront lot and also a 1970's era waterfront home with large views). These neighborhoods also had twelve pending sales with three of these being waterfront properties. The most interesting statistic was the run on new spec homes of which there were five homes that went pending during this time frame. For anyone who has been watching this market would agree this is remarkable. Two of the pending spec homes are located on Crayton Road while two other spec sales were the new homes built on Mooringline Drive and Neapolitan.

There are still a few new homes on the market but from this amount of activity in such a short time I would expect that several buyers were left without having a home under contract. The summer has kicked off with a big start to an already depleted inventory. This kind of activity will give local builders the confidence to purchase another lot and gear up for next season if they have not already taken advantage of rising lot prices.
