Incredible Real Estate Activity in Park Shore and Moorings, by Tricia Raynor

If you have read any of my past blogs, you would know that the Park Shore and Moorings area is my favorite neighborhood in Naples, FL. The community lies between US41 and the beach, allowing easy walks and bike rides to the beach, stores or restaurants in the area. Also, it is positioned perfectly between Olde Naples and the Mercato, offering convenient access to both of Naples' social hubs. Clearly, from the amount of real estate activity this past month, I am not the only one that likes Park Shore and Moorings!

To give you an idea of the market in this area, there are currently 88 single family homes listed for sale, with 25 of these being waterfront with gulf access. Waterfront (with gulf access) single family home prices range from $2,195,000 for a "teardown" to $5,595,000 for new construction. Prices for non-waterfront homes range from $750,000 for older, most likely "teardown" homes to $3,499,000 for new construction. There are currently 254 condos listed for sale in Park Shore and Moorings, with 181 waterfront on either the bay or beach. For beach- or bayfront condos, prices range from $225,000 for a 1 BR to $13,700,000 for a luxury penthouse. For non-waterfront condos, prices range from $67,500 for a very small 1 BR to $829,000 for a 2100 sq ft. 3 BR. Incredibly, within merely the past 30 days, 16 single family homes have gone under contract, while within that same time 15 have sold. Likewise, within the past 30 days 74 condo listing have gone pending, while 45 condos have sold.

The ratios are impressive:

31 : 88 Sold or Pending single family homes in last 30 days : Active single family home listings

119 : 254 Sold or Pending condos in last 30 days : Active condos listings

New construction plays a significant role in the single family home statistics in Park Shore and Moorings. Of the 88 active listings, 18 are new construction. Of the 31 closed or pending within the past 30 days, 4 are new construction. Lastly, of the 31 closed or pending within the past 30 days, 10 were marketed as "teardowns".
