Aqualane Shores is in very high demand as one that presents a lifestyle combining incredible homes, waterfront vistas, deep-water direct access to the Gulf of Mexico, and very close access to the beach and 3rd Street South shopping area. It is by far my favorite neighborhood in Naples.
As predicted Aqualane Shores is is making a run at the end of the season. As of today there are 12 pending sales ranging in price from the mid $2m to the low $4m. Lot value for a 100x140 lot south exposure is currently in the range of $2.4m and has been substantiated by several sales of both (lots) and (new construction). There are 5 closed sales in Aqualane with 1935 7th Street South being the highest of the lot closing for $5.4m. This was a new home designed by Falconer Jones with east exposure overlooking Flamingo Cove. The home closed for well over 1200 per square foot with 4800 square feet under air. The fact that Aqualane Shores was somewhat "overlooked" this season has made the prices in this neighborhood even more attractive and lends it'self to some good deals still on the market. A few of the better buys currently on the market are 512 21st Avenue South which is a newer home also designed by Falconer Jones, several prime bayfront homes on 8th Street offering arguably some of the best views Naples has to offer, and an amazing offering located at 711 18th Avenue South within close proximity to 3rd Street Shops and the beach.
