Looking back at the past 30 days it has been another amazing month in Coquina Sands, The Moorings and Park Shore neighborhoods for real estate transactions. 42 homes are either pending sale or have closed in the past month however there are still a few good homes still on the market. Two of the newly constructed waterfront homes went pending recently including the one on Bay Point asking $5.9mm. This leaves only a few choices left and has caused lot values to potentially increase under the pressure of demand. I previewed the available waterfront lots this week for a client looking to build a spec home and I am impressed with what is still available. Depending upon what the home on Bay Point closes for it may substantiate the $2.5m - $3m asking price on these lots (especially the lots with wide water view and preferred exposure. The past 30 days have procured sales for three off water spec homes including a home at 600 Anchor Rode that was listed for $2.695 and had a sales price well above asking price at $2.736m. Gulf Coast International Properties just listed a new spec home to be completed on 665 Regatta Road for $2.795m. New homes achieving these prices will substantiate lot values in the $800k-$900k range. There are actually a few homes that are still priced below $500k in these neighborhoods.
