Choosing The Right Lot In Downtown Naples

Many factors go into choosing the right lot to build on in downtown Naples. The first factor is usually budget. Every neighborhood has a bottom of the market and they are generally priced according to how desirably they are located. This isn't always the case.

Start with Port Royal, Naples premier waterfront neighborhood. Buyers are drawn to this area for many reasons. It offers an exclusive beach club, larger lot sizes, and amazing water views. There are many contributing factors when it comes to finding a lot that fits your specific needs including rear exposure, size of water frontage, distance to the bay and Gulf of Mexico by yacht, walking distance to the beach, or accessibility to the Port Royal Beach Club.

Aqualane Shores has many different attributes to consider other than proximity to the beach and exposure. Many of these lots have grandfathered "cut in" boat slips and boat houses, the width of the canal, or proximity to the shops and restaurants on 3rd Street South. Each avenue and street in Aqualane has varying character that has been pre established by the landscaping and surrounding homes. Each canal and inlet has a different width and depth.
Old Naples has so many different choices and factors that influence lot price. Obviously the closer you are to the beach the more expensive the lot is based on price per square foot. Within Old Naples there exist many different "micro neighborhoods that all offer different amenities such as proximity to 5th Avenue Shops or the historic 3rd Street district. Boaters may may want to build close to the Naples Bay where they can buy a dock for their boat. The area surrounding Cambier Park is often a considerable factor for families with children. Old Naples also has many hidden lakes and alleyways that can influence your architectural design.

Other more technical variables may influence your decision and budget such as FEMA flood zones, traffic patterns, and building codes such as zoning and setbacks.
