Because of a very successful past 12 months for developers in the Naples, Florida new homes market many builders are starting new projects. According to the Multiple Listing Service 216 homes built in 2012-2013 have closed while 115 are pending sale. New PUD's by national builders have seen the same activity as experienced in 2005-2006 with many people buying from floor plans and a spec list.. There are quite a few properties being developed in downtown Naples including amazing homes in Port Royal, Little Harbor, Aqualane Shores, Old Naples, and The Moorings. There are also quite a few villas in the Old Naples area being built after the run on villa product we experienced late in the season. Most of these projects are in the design phase while very few are ready to move into. There are advantages to buying a home in design phase because most builders will allow for the buyer to make changes. Most of the decisions and architectural plans for these homes have already been made making it easy for a buyer to add there own touch to these homes without holding the project up. Some projects will allow you to bring in a designer to help coordinate the new build to your taste. This type of purchase takes a lot of the work out of building a new home from scratch.
