How should buyers decide if they should buy into country clubs or beach clubs? This is a decision we see a lot in weighing Port Royal, Grey Oaks, Mediterra and other luxury communities. Basically it comes down to what the buyer truly wants (and not says). With Port Royal, you get every conceivable benefit as a homeowner - except golf. However, you can always join a country club nearby and play every day while still enjoy Naples beaches. On the other hand, Grey Oaks and Mediterra and other golf communities tend to be very social, and clearly the convenience of playing golf anytime. Port Royal real estate and Grey Oaks real estate are both luxury developments and benefits are many amongst both - so you cannot go wrong either way. There have been more foreclosure and short sales in the golf communities because buyers were so aggressive to invest in the early 2000's, so I would argue that Port Royal has retained value more. Yet, Grey Oaks os more affordable and can offer some great deals.
