It is a 4800+ square foot home with 5 bedrooms and a den overlooking wide water. The home was designed by Falconer Jones and had a simple yet sophisticated beach look. The lot was a standard size of 100 X 140 with eastern exposure. Also closing on February 7th was 920 17th Avenue South for $4.6 million at $926 per square foot. This home is built in a Indies design on an oversized lot with (105 feet of water-frontage) partial Naples Bay views. The home is 4 bedrooms plus a den and a little under 5000 square feet under air.
This leaves Aqualane Shores with only four newly built homes on the market ranging from $4.3 million to just under $6 million including a spec home Gulf Coast International Properties located at 580 15th Avenue South. The home is a West Indies design with 100 feet of water-frontage and southern exposure overlooking Bittern Channel. Although 15th avenue has a smaller canal view it is very conveniently located within close walking distance to the shops on 3rd Street South and the Gulf of Mexico.
Lot values in Aqualane Shores are hovering around $2.4 million at the moment however if the new construction market continues its trend we should see an increase in lot value during the remainder of this year. The market has several (wide water) opportunities including several homes listed on 8th Street South offering huge vies of Naples Bay and a very nice property on Aqua Cove sitting only 2.5 blocks from the beach.
