The direct Gulf access community is comprised of approximately 350 single-family homes situated between the pristine Old Naples Beach and Naples Bay is Aqualane Shores. This mix of canal front, bay front, and near beach residences is within half-mile south of the Old Naples historic district of Third Street South and all of its bistros, shops, and entertainment.
The waterfront real estate in Aqualane was carrying nearly a 4-year inventory surplus in 2009 and since has rebounded tremendously. Aqualane Shores currently has only 26 homes for sale, and with 37 pending and closed sales in the last 12 months that equates to only an 8-9 month inventory which is extremely healthy. There are only 3 finished new construction homes left on the market. Two around $4m and one at $6m! Land values have risen 30%+ since their bottom in the fall of 2010.
