Aqualane Shores Has Very Few New Construction Homes for Sale!

Aqualane Shores has always been one of my favorite neighborhoods for many reasons including being within walking distance to the shop downtown, close walk to the beach and Naples Pier, and great boating access to the backwaters of Naples Bay, keewaydin Island, and the Gulf of Mexico. Each street ends in a cul-de-sac and boasts its own character providing many options for potential buyers.

Aqualane Shores is currently offering 21 homes, 1 condominium, and 1 lot for sale on the multiple listing system. With 21 sales already closed for 2014 and another 2 sales pending it is going to be a banner year. Of the 21 sales this year 5 of these homes achieved a sales price of over $1000 per square foot. Subsequently both Old Naples and Port Royal have also been achieving sales over $1000 per square foot with the first few beach blocks easily topping this mark and Port Royal seeing prices of new homes achieving over $1500 per square foot with consistency.
Comparatively sales in Aqualane Shores over the past 5 years are as follows 2013 (16), 2012 (16), 2011 (7), 2010 (9), 2009 (4). These statistics alone paint a very strong picture of how strong the Aqualane market is and with a short supply and increasing demand the future looks great. Out of the 21 homes on the market only 2 of these are new construction homes (built since 2013) and only a few homes under construction coming on line for the season (call me for details on unlisted homes available). The two new homes on the market are very different from one another in most respects. The home located on 16th Avenue south boasts 3865 square feet under air, 3+ den, south exposure on a 100X140 lot overlooking Crane Channel while the new home on 17th Avenue south has 5500 square feet under air, 5+ Den, 7 bathrooms, north exposure on a 100X130 lot also overlooking Crane Channel (due for completion late August/Sept).

The value of a normal sized lot (100 x 140) is closing just below $2.4m range while prime lots looking over some of the wider canals are seeing higher sales prices if you are lucky enough to find one available for sale. Prices of homes currently on the market range from over $10m to $2.6m with one lot available overlooking Naples Bay being offered at $4.3m.
