April Sales Brisk in Old Naples


The past 15 days has been great if you are the seller of a home in Old Naples. Since the beginning of April there has been a run on new homes in the Old Naples market. If the closed sales price remains within the margin we have been seeing throughout the season there should be some record breaking. Over the past 15 days there have been 15 pending sales with 6 of these sales over $3.7m. The asking price per square foot range from just below $900 to over $1600. None of these sales are on navigable water which in my opinion sheds a positive light on where the Aqualane Shores market should be heading in the next quarter. There are very few lots available in the Old Naples market with Gulf Coast International Properties carrying listings for two of the best opportunities. Lot value in Aqualane Shores stands out as a deal where the bottom of the waterfront market sits at $2.5m (below anything available on the water in Coquina, Moorings, and Park Shore).
