Amazing Holiday Statistics for Naples Real Estate


The 5 weeks between Thanksgiving and Christmas has been traditionally thought of as a slower time for real estate in Naples as many travel back home to be with their families over the holidays. This year has a much different feel with a buzz swirling in the cafes and restaurants about real estate in Naples, Florida. We (realtors) rolled through this summer thinking things could not possibly become any busier, looking forward to the holidays to get some more inventory on the market and prepare for the winter season. The following statistics in the MLS are an eye opener and go forward in proof that this season will be like no other I can recall. In the past 30 days we have had (93) pending sales over $1,000,000 with (12) of those over $3,000,000. In total Naples currently has (160) pending sales over $1,000,000. In the markets of Port Royal, Aqualane Shores, Old Naples, Coquina Sands, The Moorings, and Park Shore over $1,000,000 there are (330) listings available for sale including lots, condominiums, and single-family homes and (78) pending sale. When you look at the numbers keep in mind we have really not even touched our "season" yet. That gives us 4 months of product on the market!!! Naples is now more popular than ever and is often listed amongst the top places in the world to live.

Many factors are driving Naples popularity and not all of them are the economy and stock market in full recovery. The wicked weather always helps. I find it funny how some potential clients will ignore the information (market statistics, newsletters, etc,) I send them over the summer but as soon as the first winter storm hits they are on the phone wanting to know how the market is doing and where are the deals. SWFL International Airport has been a huge amenity for putting Naples on the "map" making our town very accessible to the world. A very favorable tax climate in Florida has been a noticeable driving force behind many sales over the past few years and will continue to benefit anyone willing to relocate to the sunshine state. Two new universities opening during the past 15 years (FGCU and Ave Maria) have opened the market up to parents discovering Naples for the first time because their sons and daughters chose to got to school near an amazing beach side town. I have been living in Naples for almost 20 years and every year it gets better and better. Through our growth we have maintained our beauty and added to it with new parks and culture and continue to improve into the future.
